75 Bugsby's Way
The site
75 Bugsby’s Way is GLAP’s 1.3ha brownfield site near the Greenwich Peninsula. It was earmarked for industrial intensification after a feasibility study in 2020.
This study tested various land uses, layouts, and configurations on the site. This led us to conclude that an intensified industrial was the best use for the site given its size, shape, and location.
Our work showed that 75 Bugsby’s Way is an exceptional location for distribution both in (via the Blackwall Tunnel) and out of London. It is just a 20 minute drive from the M25. We believe the scheme will appeal to a wide range of industrial occupiers.
Now, we are seeking a developer partner to deliver their own designs for the site. The procurement will launch in Summer 2025, with the intent to start in early 2027.

- be intensified
- be highly sustainable
- provide SME units
- provide high-quality well-being features and amenity.
People and businesses
75 Bugsby’s Way will appeal to a wide range of businesses with its location, size and a broad range of space available. It will be a perfect location for last-mile logistics, clean tech and green businesses.
Space
This project will help to change the perceptions of industrial buildings, from single-storey sheds to innovative, multi-faceted buildings that house London’s critical functions, such as logistics and distribution, alongside a collection of smaller and medium sized businesses.
These businesses will in turn provide diverse employment opportunities.
Sustainability
The Mayor has set out his ambition for London to be a net-zero carbon city by 2030. Industrial land, buildings and uses have a critical role to play in delivering this ambition. Through making the most efficient use of land through intensification, in the right places, multi-level buildings can reduce vehicular use, operational carbon emissions and energy consumption.
There are not yet any established benchmarks for the environmental performance of industrial buildings. Through this development, GLAP want to help create benchmarks and best practice for environmental performance in industrial buildings. It is intended that proposals exceed current London Plan policy SI 2 ‘Minimising greenhouse gas emissions’.
